Under Section 32A of the Registration Act, 1908 and guidelines established by the Inspector General of Registration and Controller of Stamps (IGR), Government of Maharashtra, Aadhaar-based biometric authentication is a mandatory statutory prerequisite for the lawful execution and e-registration of leave & license agreements.

2. Biometric Capture Protocol

• Certified Optical Hardware: Our field executives utilize STQC-certified, UIDAI-compliant biometric scanners (Morpho / Mantra optical devices) equipped with hardware-level encryption.
• Direct Streaming: Biometric fingerprint data captured during the doorstep visit is streamed directly to the authorized IGR Maharashtra and UIDAI verification servers via secure SSL tunneling.
• Strict Non-Retention: RentDeed.in adheres to zero-storage compliance. Raw biometric fingerprint templates, minutiae data, or iris scans are never stored, copied, or archived on any device, local hard drive, or private server operated by RentDeed.in.

3. Consent & Verification Safeguards

• Explicit User Consent: Biometric authentication is conducted solely in the presence and with the explicit verbal and written authorization of the participating landlord, tenant, or witness.
• OTP Verification: Verification requires an active mobile number linked with Aadhaar for secondary OTP authentication where requested by the portal.
• Witness Presence: Two independent adult witnesses possessing valid Aadhaar identification are verified simultaneously in accordance with Indian registration jurisprudence.
