1. Acceptance of Terms

By accessing the RentDeed.in platform, booking an agreement drafting appointment, or utilizing our doorstep biometric services, you agree to be bound by these Terms of Service. If you do not agree to these terms, please discontinue use of our services.

2. Scope of Services

RentDeed.in provides legal documentation facilitation, stamp duty computation assistance, and doorstep biometric verification services for leave & license agreements under Section 55 of the Maharashtra Rent Control Act, 1999 and the Registration Act, 1908.

3. User Representations & Document Authenticity

By submitting information, you represent and warrant that:

• All property documents, ownership proofs, identification proofs (Aadhaar, PAN), and tenant details provided are authentic, true, and legally valid.
• You possess full legal authority and right to enter into the tenancy or lease agreement as owner, authorized attorney, or prospective tenant.
• Any misrepresentation, forgery, or fraudulent documentation submitted shall be the sole responsibility of the user, and RentDeed.in disclaims all liability resulting therefrom.

4. Government Fees, Stamp Duty & Registration

Government stamp duty and statutory registration fees are determined according to official government slabs published by the Revenue Department, Government of Maharashtra. RentDeed.in acts as an authorized facilitation conduit for transferring these statutory dues directly to the government treasury (eSBTR/GRAS). Users acknowledge that government fees once disbursed are non-refundable.

5. Doorstep Biometric Appointments

Clients are required to ensure the physical presence of all signatory parties and two witnesses with active Aadhaar cards linked to mobile numbers at the scheduled appointment slot. Rescheduling must be communicated at least 4 hours in advance.

6. Limitation of Liability

RentDeed.in shall not be liable for government portal downtimes (IGR servers), delays caused by mismatched Aadhaar biometrics, or discrepancies in municipal property records. In no event shall our aggregate liability exceed the service facilitation fee charged by RentDeed.in for the specific transaction.

7. Governing Law & Jurisdiction

These terms shall be construed in accordance with the laws of India. Any disputes arising out of or in connection with our services shall be subject to the exclusive jurisdiction of the competent courts in Pune, Maharashtra.
